End User Operating From a Residence

If you are applying for membership into the Landlord2Landlord RenterNet and you are an end user operating from a residence, a more in-depth investigation is required due to the greater security risk from casual disclosure or access, and the mobility of the business. More stringent documentation is also reasonable. Each end user must be identified as operating from their residence and the credit bureaus notified in order to track and monitor. All three National Credit Bureaus have regulations regarding individual landlords operating from their residence. Equifax Credit Information states that NO access to credit reports will be given to anyone operating from their residence. Therefore, we can ONLY make available Equifax credit information to legitimate companies defined by Equifax as having a current business license and/or Federal Tax ID number and are operating from a commercial workspace. An onsite inspection is required by Equifax to verify the company is NOT operating from their residence. There is a $199.00 one time fee to conduct this onsite inspection and cover L2L underwriting.

The Experian Credit Bureau states if you are operating your company from your residence this is acceptable as long as an onsite inspection is conducted to verify separation of office from your living quarters; as well as office equipment like FAX machine, telephones, computers, locked filing cabinets, etc. There is a $199.00 one time fee to conduct this onsite inspection and cover L2L underwriting. Experian wants to ensure that landlords are NOT working from their kitchen tables where they may accidentally leave a credit report laying around where it can be casually viewed.

The TransUnion Credit Bureau states if you are operating your company from your residence this is acceptable as long as an onsite inspection is conducted to verify separation of office from your living quarters; as well as office equipment like FAX machine, telephones, computers, locked filing cabinets, and separate entrance to the office from the outside of home. There is a $199.00 one time fee to conduct this onsite inspection and cover L2L underwriting. TransUnion wants to ensure that landlords are NOT working from their kitchen tables where they may accidentally leave a credit report laying around where it can be casually viewed.
