Small Apartment/Individual Requirements
If you are applying for Landlord2Landlord RenterNet membership and
you qualify as a small apartment or individual homeowner, Landlord2Landlord
will need to ensure you meet the following requirements:

Confirm that the stated permissible purpose for obtaining consumer reports is
compatible with the type of business conducted by Landlord2Landlord.

Verify business checking account active and valid.

Verify member’s business references.
-
Verify business phone numbers.
-
Verify member is not on the credit bureaus unauthorized report listing or
alerts.

Internet web page check.

Verify that the prospective Landlord2Landlord member is a small apartment
rental company by performing the following:

Verify the identity of the property owner by obtaining at least one of the
following:
- State Driver’s License
- State Identification Card
- Checking Account Information
- ID Search, Trace, or Retrace check.
- Verify the Landlord2Landlord’s potential member’s ownership of the property by obtaining one of the following for each property to be rented:
- County Tax Assessor’s Bill
- Escrow / Closing Statement The document obtained to satisfy this provision must be dated within the last twelve (12) calendar months, must show the address of the rental property, and must show the name of the Landlord2Landlord potential member.
- Verify the Landlord2Landlord potential member’s ownership of the property by obtaining one of the following for each property to be rented:
- Deed
- Public Record Verification
- Property Insurance Document
- Utility Bill
- Flood Certification
- Title Insurance The document obtained to satisfy this provision must be dated within the last twelve (12) calendar months, must show the address of the rental property, and must show the name of the Landlord2Landlord potential member.
Note: Steps 3-7 above may not be applicable for individual property
owners. Landlord2Landlord is required to attempt to perform these steps. If the
steps cannot be performed, Landlord2Landlord must look up the property owner’s
name in the White Pages to ensure that the listing does not indicate that the
property owner is an unauthorized user, as defined by Landlord2Landlord’s
membership agreement.
